Goal Setting 2010 part 2 of 4

Carra Riley is a wonderful and generous mentor and teacher.  She has many talents and accomplishments that we can all benefit from.  I hope you will take a moment to read her strategies for goal setting in 2010.

Homework from part 1 of 4

Start with a list similar to the ideas below so you can really break the concepts down and FOCUS with a specific plan for each category to accomplish your goals for 2010.

  1. Family
  2. Health
  3. Finances
  4. Personal Development
  5. Business Plans
  6. Philanthropy
  7. Love
  8. Education
  9. Career
  10. Exit Plan

This post will address the 1st four components to creating a goal for 2010. 

Your list may be different and that is absolutely fantastic, just identify what it is you want to accomplish in each of the areas or create new areas that mean something to you.


1. Family  

If family is first in your life... then make them be a priority!
Take out your planner and write in all the important dates! 

Birthdays, Anniversaries, Holidays, School vacations, School conferences and sporting events for your children or your spouse/significant other.  You can't love your neighbor without loving yourself first. So plan time for yourself and your family/extended family.  

Plan to make your personal appointments a TOP Priority!

I only missed one basketball basketball game for my daughter in playing ball from 6th grade to senior year.  The game I missed was 3 hours from home and my husband was taking her on a dad and daughter adventure. 

My husband and I worked as a real estate team and we made our daughters school activities part of our plan every year and everything worked around them, including closings.  If she had a game we would rearrange any closing time, inspection, appraisal, showing ect. so we would not miss our family event.  This NEVER had a negative effect on our business.  We simply stated we had another appointment at that time and we had to schedule around it. 

Think about this... if you had an appointment with your Accountant, Doctor or Dentist and said you could not make a specific time for a showing or a closing because of an appointment conflict everyone understands... what is the difference if the appointment is with your family? 

It's an appointment, it's a priority and a non-negotiable activity in my book.

To achieve balance in your life and reduce stress, you have to set priorities and then behave like the plan you have set is something that you will not deviate from.  We all end up doing what we really want to do anyway...so just determine in your own mind what is important then live by those guidelines.

My husband and I have Wednesday as our date day.  We go to the movies and lunch. Sometimes we do errands but we always have our date.

The key to success is A. having a plan and B. working the plan.

2.  Health

Many of us say health is a priority but when it comes to action it might all just be lip service.
Identify if you need to change eating habits?  Do you need to set up an exercise plan?

Behavior modification starts with small steps.

Do some research on support groups if you need that kind of thing to create a good nutritious eating Pineappleplan. 

There are many online groups now that you do not even have to go out of the house to get some guidance.  There are morning conference calls to help you stick to the plan... there are exercise videos you can do at home.  So there should be no excuse for not working out some plan to stay on track with the proper eating and work out program.

Walking around one block could be the start of getting out to exercise.  Parking way out in the parking lot gives you more exercise to enter a store.  Taking the stairs instead of the elevator gives you more exercise.

These are small steps which can get you to create a program that is going to work for you.

A weekly sporting activity like tennis, racquetball, skiing, golf are all things which will help with your fitness goal and should be part of your planning. Riding a stationary bike, walking on the tread mill for 30 minutes might be how you start to creating a fitness plan that you can stick to.  Maybe a yoga or stretch class all of which can be added to your planner and become part of your health success routine.

Creating a weekly menu of healthy foods will help you stay on track. Getting all the temptations out of the kitchen and pantry will also help you stay focused.  Make a weekly grocery list, include healthy snacks and only buy what is on the list and only eat what you have planned for meals and snacks. 

Plan in a day of eating something you would like so you don't feel so deprived. Make the free day one where you might be going out with friends or to someones home for dinner.

The key to success with a Health plan is to have the planned foods at your home and be prepared with snacks for the day.  Make doing the exercise a priority and a non-negotiable part of the day, like brushing your teeth.  (For 2010, one of my goals is to work this plan, I can talk the talk.. now walk the walk!)

3.  Finances

Identify how much money you need to live on each month.

Add to that the amount you would like to save each month for investments or retirement and yourPuzzle estimated taxes.  Don't forget to include vacation money and preventative maintenance issues on your car, your home and any luxury toys you might have.  It is all a part of your big picture and you need to have a grasp of exactly how much it costs to maintain the lifestyle you are living.


Planning for the future is an important part of the finance equation. How much you need to save or invest NOW is going to determine what you lifestyle will be like in retirement.

If you are in any type of commission sales or an owner of a business, this planning model can apply.  I am going to use real estate as an example.

Once you have determined how much it costs you to maintain the lifestyle you have you can work backwards.  Identify how much money you have to make, how many homes you have to close or commissioned products you have to sell, to meet your financial goals.  If you are on a commission based pay schedule you need to identify what your average commission is.  Then determine how many listings sold or sales you need to add up to the total amount needed. The same principle applies to any commissioned sale product or any owner operated business.  If you are in real estate, the next process includes identifying how many buyers you have to take out to have one sale or how many listings you have to take to have one sale close.

Once you know the number of listings or sales you need to make to reach your financial goals, you have to create a plan. Determine how many buyers you have to get in the car to complete a sale and how many listings you need to have in inventory to close the amount you need each month.

While creating this post I ran into a major design flaw which created havoc with my formatting.  I searched and could not find an answer to my problem in our resources so I contacted activerains, Brad Andersohn. He walked me through the draft and solved my problem.  We started talking about goal setting and I found out that Brad actually designed a program which calculates exactly what I am describing in this post. The program, available online helps agents identify what they need to do to create a specific amount of income. It is identical to what I have done by hand for years.  The program is called Agent Assist and has to be one of the most comprehensive and USER FRIENDLY programs I have seen to help an agent stay on track.  I will be discussing more about the how to's of the program in part 3 of this 4 part series in Business Planning ad the mechanics are the same but with the computer tracking it makes the entire process much less complicated and easy to track and be accountable.   


The key to success with a financial plan is to know your monthly debt service and build on that number to create savings and additional discretionary spending funds. 

4.   Personal Development

This component requires a look into yourself with a magnifying glass to see where you want to go.seaweed

Only you can know what your PASSION in life is and how you are going to be able to follow that dream.

Start by making a list of things you would like to do in your life.  Call it a "bucket list" a "Goddard list" or wish list.  Make the list with people you love or do it alone.

This is all about Personal Development and what YOU would like to do with your life.
 
If you want to go scuba diving in the Grand Cayman Islands then you need to take scuba lessons.  To start look in for places locally that give scuba lessons where you can become certified and make plans for a trip to the Grand Caymans.

If you want to climb all the 14,000 peaks in your area then make a list of those peaks and do research on the trails and how and when they can be climbed.  Consider joining a group to climb with and do training to achieve the goal.

If social media is something you would like to learn more about then make a plan to spend a specific amount of time each week reading about what it is you want to learn.  Possibly sign up for some classes and start to practice.

Goal Setting is a process.  It is like building a house.  You must start with a foundation and add all the elements in an order to come out with a finished product!

Press Releases Are Valuable Marketing Tools

Press releases are valuable marketing toolsQuite often overlooked as an SEO tool, press releases are very valuable for marketing yourself.  Press releases aren't just for celebrities, government agencies and news forums.  They are amazing ways to market an upcoming company event, open house or any other announcement you may have.  Press releases are crawled by search engines, which, in turn, can help drive traffic to your website and/or blog.

One great place to create a press release via PRWeb.com.  They have several different news release distribution packages ranging from $80 per news release to $360 per news release, depending on how much visibility you wish your news release to have.  PR Web has found that when press releases were used in conjunction with social media (such as Twitter, Facebook, LinkedIn, etc.) by simply adding a link to the press release on their social media sites, their customers experienced on average a 50% increase in web traffic.  In one case, a client experienced as much as a 400% increase from just one press release on two different websites.

PRLog.org is another place to create press releases.  And, they are absolutely free to the public.  PR Log allows you to create your own press room and distributes all releases to Google News, several search engines and RSS feeds all across the world wide web.

Not only are press releases easy to create, they are a great way to drive traffic to your website, creating great potential to increase sales.  Also, journalists are continually scanning press releases for the latest news in their area.  When a journalist sees your press release and writes about it, that increases your web presence and advertises your event, announcement, etc. even more.  So, take a look at any of the online press release companies available.  No matter which way you go, just make sure not to discount the value of a press release to your marketing.

New Local Business Page Features on Google and Yahoo

A couple of months ago, I spoke about the pros and cons of Google Place pages.  It appears that Yahoo has taken notice of Google Place Pages and is now doing something similar to its local business pages.  There are now new local business page features on Google and Yahoo.  Google recently announced that they will be allowing more details for reviews on businesses as well as letting people rate individual aspects of a business listed on Google Place pages.  They also started to show when a business has been verified with a large checkmark at the top of the page that says "Owner Verified Listing".  If the business has not been verified by the owner, it can be edited by users.  So, you will want to verify your listing as soon as possible so that you can stop anyone from writing harmful things about your business on your page.

New features for Google Place pages

Yahoo! has also made some changes to its local pages.  Users can now search businesses in an area without being too specific in the details.  For example, if I search "doctors in Kingman", it will bring up the doctors listed on Yahoo! in Kingman, Bullhead City, Needles, Golden Valley, Fort Mohave, Lauglin and Mohave Valley (the areas closest to Kingman AZ).  You can narrow your results by clicking on one of the links of the cities to find more specific information.

New search features for Yahoo!

Make sure that your Google Place page is up to date and validated so that you can have complete control over what is put on your page and when.  If not, you may not like what you see.

Ten Christmas Survival Tips - An Important Reminder

My cousin sent the following very important ten tips for surviving Christmas that I feel sure should always be followed at this Ten Tips for Christmas Eatingtime of the year.

  • Avoid carrot sticks. Anyone who puts carrots on a holiday buffet table knows nothing of the Holiday spirit. In fact, if you see carrots, leave immediately. Go next door, where they're serving rum balls.
  • Drink as much eggnog as you can. And quickly. It's rare.. You cannot find it any other time of year but now. So drink up! Who cares that it has 10,000 calories in every sip? It's not as if you're going to turn into an eggnog-alcoholic or something. It's a treat. Enjoy it. Have one for me. Have two. It's later than you think. It's Christmas!
  • If something comes with gravy, use it. That's the whole point of gravy. Gravy does not stand alone. Pour it on. Make a volcano out of your mashed potatoes. Fill it with gravy. Eat the volcano. Repeat.
  • As for mashed potatoes, always ask if they're made with skim milk or whole milk. If it's skim, pass. Why bother? It's like buying a sports car with an automatic transmission.
  • Do not have a snack before going to a party in an effort to control your eating. The whole point of going to a Holiday party is to eat other people's food for free. Lots of it. Hello?
  • Under no circumstances should you exercise between now and New Year's. You can do that in January when you have nothing else to do. This is the time for long naps, which you'll need after circling the buffet table while carrying a 10-pound plate of food and that vat of eggnog.
  • If you come across something really good at a buffet table, like frosted Christmas cookies in the shape and size of Santa, position yourself near them and don't budge. Have as many as you can before becoming the center of attention. They're like a beautiful pair of shoes. If you leave them behind, you're never going to see them again.
  • Same for pies. Apple, Pumpkin, Mincemeat. Have a slice of each. Or if you don't like mincemeat, have two apples and one pumpkin. Always have three. When else do you get to have more than one dessert? Labor Day?
  • Did someone mention fruitcake? Granted, it's loaded with the mandatory celebratory calories, but avoid it at all cost. I mean, have some standards.
  • One final tip: If you don't feel terrible when you leave the party or get up from the table, you haven't been paying attention. Re-read tips; start over, but hurry, January is just around the corner.

Remember this motto to live by: "Life should NOT be a journey to the grave with the intention of arriving safely in an attractive and well preserved body, but rather to skid in sideways, chocolate and wine in one hand, body thoroughly used up, totally worn out and screaming "WOO HOO what a ride!"

The Top Five Things "A Charlie Brown Christmas" Can Teach Us About Real Estate

A Charlie Brown Christmas Link to Amazon.comAs I was re-watching"A Charlie Brown Christmas" (ACBC) this season, it struck me that the terrific life lessons contained in this beloved holiday special could easily apply to those of us who work in real estate -- especially during a year of recession.

1.) MAYBE SMALLER IS BETTER. Charlie Brown's sad little Christmas tree was reviled and then revived with love, faith and a warm, blue blanket. The Peanuts gang understood that -- like a home -- its size didn't matter. In real estate, I am noticing more of my clients embracing smaller homes -- both existing homes and new construction. Maybe its the financial lessons of this recession or the lack of time in their lives to care for an oversized residence, but the drive for bigger and bigger McMansions seems to have lessened. Nationally, according to census data, the average size of a new home fell in 2008 for the first time since 1990 and that trend is expected to continue when figures come out for 2009.

2.) SET IT TO MUSIC. ACBC is set to one of the all-time best soundtracks ever created thanks to the genius of Vince Guaraldi. His trio -- playing piano, bass and drums -- created a jazzy, atmospheric groove that almost didn't make it to air when CBS thought a jazz soundtrack wasn't appropriate for children. (Remember, this was 1965.) If you're selling your home this season, think about leaving this soundtrack on softly for showings or open houses. It's guaranteed to create a warm feeling in potential buyers who are taking a look at your place. Music that will appeal to a wide range of people is always a great idea in the background in any season. Select the Smooth Jazz or Singers & Standards channel from the cable or satellite sytem for example.

3.) EVERYONE WANTS SOME REAL ESTATE. Feeling blue over the commercialization of Christmas and his inability to get into the spirit, Charlie Brown visits Lucy in her lemonade stand psychiatry office. She agrees that it's hard to celebrate the season when she just gets a bunch of dumb toys for presents. What does she really want? Real estate. It's true. The buying and selling of real estate will always be with us. However, the market downturn has shown us that it's the market-priced homes in good condition (like Snoopy's decorated dog house) that will sell.  Sellers, if your home has sat on the market for longer than the average time it takes to sell a comparable property, have your agent examine the price against the last three months of comp sales. You may be overpriced for your market, your home's condition or your location. If you're in-between agents or selling by yourself and need a professional, impartial price opinion, give me a call. Buyers, keep in mind that a "Buyer's Market" doesn't mean that you can aquire any home at any time for a penny on the dollar or a lowball offer. It does mean that you can get a good home at a good price based on recent comparable sales. (And right now you also can get it at near-record low interest rates and with a federal tax credit.) The market dictates what a house is worth and every market is different.

4.) TAKE CARE OF YOUR FAITHFUL PET. In various Charlie Brown cartoons, Snoopy and his bird pal Woodstock play hockey on a frozen water bowl.  Don't let your furry friend's water turn into a skating pond. Please make sure your pets are brought into a warm and safe place during the chill of winter or the heat of next summer. If your house is on the market, please leave instructions regarding your pets for agents who will be showing your home. Kennel dogs prior to a showing, make sure cat litter boxes are clean and pick up pet toys. Sellers, if you can take the animals and their things with you during a showing, it may help your home appeal to a broader ranger of potential buyers who might not love Fido and Fluffy as much as you do.

5.) EXAMINE THE TRUE MEANING OF HAPPINESS. In ACBC, Linus reminds the kids about the true meaning of Christmas by simply and beautifully quoting scripture from the Book of Luke. In real estate we can take these messages to heart as well. Buyers: Don't expect a new house to make you happy. A new house will give you a warm place that meets your location and structural needs. Then you get to put friends, family, faith, pets and love inside to create a home that will bring true happiness. Sellers, your family home may have given you years of service, but it is just a shell without you and your family and friends inside. Your real home will be wherever you are moving next, so let go of the anxiety and embrace the change whether you're faced with downsizing, rightsizing, upsizing or moving across the country.

How to whip your website into shapeLike waistlines, websites can get soft if you don't keep working on them.  Here are a few tips on how to whip your website into shape for the new year and beyond:

  1. Control Your Movements - You need to have a website that has a user-friendly back office.  This means that you can add pages, videos, customize forms and feel comfortable working with it.  You don't need to have a total knowledge of exactly how a website works.  But, you need to feel comfortable knowing that you have the ability to "get your hands dirty" if you need to instead of relying completely on an I.T. person to get the job done.  Virtual assistants are great in helping with these things as well.  Another thing to look for is that the company you are getting your website from has a real live person you can speak to about any customer service-related issues.
  2. Pump up the SEO - Make sure your meta tags, keywords and descriptions for all your pages are optimized to their fullest effect so that search engines and, in turn, potential clients will be able to find your site when looking for their real estate professional.
  3. Create the Image You Want and Work It - You can work traditional advertising to fit in with your online marketing by creating a consistent look and brand to both.
  4. Become a Social Butterfly - Twitter, Facebook, LinkedIn and even Trulia are just a few of the great social media outlets that you should become a member of.  They also allow you to add links to your website and blogs.  You should also add links from your website to your different social media profiles to help create "stickiness" (capturing a reader's attention and keeping them interested).
  5. Just Breathe - As you and your business evolve, so should your website.  At least every six months or so, you should go through your site and look at it from a fresh perspective.  The real estate market can change dramatically in six months.  What was the focus then may have shifted to something else now.  Make sure all links work properly and that your images still appear correctly.  Add new information and delete outdated stuff.

Practice Doesn't Make You Perfect

Love this post!  I was brought up to be perfect.  It's an impossibility so I don't recommend it.  When I saw Heather's headline, it caught my attention.  Take a minute to read - it makes perfect sense.

Practice doesn't make you perfect.When I was a flautist in high school, my music teacher always told us: "Practice doesn't make perfect.  PERFECT practice makes perfect."  You mean that I won't be able to be a "perfect musician" just by practicing the same piece of music the same way over and over again until I am dizzy and need to lay down and rest?  The HELL you say!  What my music teacher was trying to teach us was that you had to listen to what you played and how you played it, adjust the tonality where necessary, watch the breathing and keep on top of the notes so that you would become better and better each time.  Perfection is really being the very best that you can be at whatever you are trying to achieve.

If you think about it, this really can relate to just about any aspect in life.  If we keep doing the same thing over and over again without making adjustments to become "perfect", we will only remain average.  If you want to be the best at your job, you need to find what works and practice to be "perfect".  This doesn't happen overnight.  It takes time and effort to create the very best you that you can be.  Whatever that very best is...is "perfect".

Don't get me wrong.  I'm not saying you have to be absolutely perfect.  That's something that only God can be.  If you're happy being adequate, that's perfectly fine.  However, I am a competitive soul.  I wasn't happy until I was first chair.  Of course, the hours upon hours and years upon years of "perfect practice" didn't hurt.

How to Create a Superb Email Campaign

How to create an effective email campaignHave you ever wondered how you can create a superb email campaign?  It's not as easy as just sending an email blast out to all your contacts every other day and hope for the best.  Today's customers are much more savvy than in the past and need to be treated as such.  With that in mind, here are just a few ways you can create a superb email campaign to capture leads and keep them coming back:

  1. Allow the Reader a Choice - Don't use sly "tricks" to try to capture leads, like automatically checking a box on the registration forms on your site.  If someone is filling out a form and doesn't see that this box has been checked, the emails you send them might be considered an invasion of their privacy, turning them off of using your services.  When a subscriber reaches the 12 month mark, send them a quick email to ask if they wish to continue receiving your emails as a courtesy.
  2. High Email Volume = SPAM - An ISP sees a high amount of email as possible SPAM and can penalize you for such by marking them as possible SPAM to the recipient or even blocking your email from being sent altogether.  To avoid looking like SPAM, make sure any "unsubscribe" requests are followed within the 10-day window required by law, monitor any SPAM complaints you may receive and resolve them, use a unique IP address when possible and create a double-opt process for your forms (after someone clicks on the submit button, have a pop-up window ask them to confirm that this is what they really wanted to do).
  3. Keep Mailing Lists Up-to-Date - They say that "cleanliness is next to godliness".  The same is true for mailing lists.  A "dirty list" is one that has several bad, duplicate or out-of-date email addresses on it.  Go through your list at least every few months to clean up your list.  If you send a monthly newsletter, some services will send you a list of emails that were bounced back.  You can use this list to clean up your address book.  This will keep your email campaigns running efficiently.
  4. It's the Quality, Not the Quantity - It doesn't matter if you have 1,000 names or 100 names on your email list.  If the contacts aren't of any quality, those 1,000 names don't mean much.  Focus on who your core demographic is and add those people to your contact list.
  5. Respect a Reader's Privacy - Make sure to include a privacy statement with your opt-in form.  It doesn't have to be elaborate.  But, a few words can go a long way in reassuring someone that their information will not be shared or sold to anyone, creating a sense of security. 
  6. Format the Email for the Recipients Inbox - If the reader can't find the information they want quickly, they will delete.  So, make sure that you put your company name in the "from" line so the reader can easily recognize it, create a quick subject line that grabs the reader's attention and gives a quick description of what the email is about in no more than 50 characters, use text and html colors/layout instead of lots of images in the email in case the images are disabled and put all important things at the top of the email instead of at the bottom (such as a call to action or newsletter contents).
  7. Use Yourself as a Test Subject - Always make sure to send yourself a test email before you send out the entire campaign.  This will allow you to fix any errors that may arise.
